General terms and conditions of stay
Introduction
These general terms and conditions form an integral part of the contract ("fax, letter or confirmation email") entered into between the Client and the company I&C srl.
1. Price lists and conditions
The price lists indicated on the website www.florealresidence.com are indicative and subject to change depending on the season. The prices agreed upon at the time of booking confirmation are fixed and not subject to change.
Upon arrival and before taking possession of the apartment, a security deposit of €350.00 is required, payable in cash or via POS.
The deposit covers any damages beyond normal wear and tear. It will be refunded at the end of the stay, subject to deductions for any damages.
Upon delivery of the apartment, the client will receive an inventory of the equipment, which must be signed after verification.
If the deposit is not paid, the residence management reserves the right not to hand over the keys.
2. Payments and penalties
To confirm the booking, a deposit equal to 30% of the total rental amount is required via bank transfer.
The balance must be paid 7 days before arrival by credit card or bank transfer.
Cancellation penalties:
- No charge up to 45 days before arrival (full refund)
- 30% of the total rental amount within 45 days before arrival
- 50% of the total rental amount within 15 days before arrival
- 100% in case of no-show or early departure
3. Arrival and departure
The apartment is available between 5:00 PM and 7:00 PM on the day of arrival and must be vacated by 9:30 AM on the day of departure.
Any changes must be agreed with the management. Additional charges may apply for arrivals after 8:00 PM or before 8:00 AM.
The arrival time must be communicated at least 7 days in advance. Otherwise, the property does not guarantee reception.
4. Guest obligations
The maximum number of occupants per apartment is indicated on the website. Exceeding this number is considered a violation.
Guests are required to respect neighborhood rules and condominium regulations.
Cleaning of the kitchenette, dishes and barbecue is not included in the final cleaning and is the responsibility of the guest.
5. Waste disposal
Guests must follow local regulations for waste sorting and recycling.
Each apartment is equipped with containers for organic and general waste. Guests must separate glass, plastic, metal and paper.
Shared waste collection containers are available for proper disposal.
6. Additional information
The property reserves the right to assign a similar apartment of equal value if necessary.
In cases of force majeure (wars, natural disasters, etc.), the contract may be cancelled with a full refund.
The property is not responsible for unattended or forgotten personal belongings.
During the summer, local authorities may impose restrictions on water usage for non-essential purposes. Guests are encouraged to use water responsibly.
Hot water is supplied via solar panels.
7. Pets
Small pets are allowed only with prior written authorization from the management. Additional charges and a security deposit may apply.
8. Parties and gatherings
To respect other guests, parties and gatherings are not allowed.
9. No smoking policy
Smoking is only permitted on terraces and in outdoor areas.
10. Jurisdiction
For any dispute, the Court of Milan shall have jurisdiction.
11. Acceptance
The Client declares to have read and accepted all the above conditions in accordance with Articles 1341 and 1342 of the Italian Civil Code.
